Community Transformation Inc. partners with private investors to finance the purchase and renovation of properties for our Home Ownership Projects.

Potential investors include those individuals who:

• Desire to support the mission of ECTI while receiving a return on their

• investment (interest to be paid annually).

• Do not require access to their investment principal for at least 7 years.

• Are comfortable with the risk characteristics of this type of loan.

Each loan is structured as an interest-only loan with a target payback of 5-7 years, depending on when the property is sold, but may be shorter or longer term.

We are also seeking investors currently owning residential properties who will rent the properties to Empower 1, which will then sublease the properties to families within the program.  Empower 1 will handle all property management responsibilities.  A purchase agreement will be completed allowing Empower 1 or the resident family to purchase the property within a defined time frame at a predetermined price.
